Myth #1: “I’m not in a flood zone, so I don’t need flood insurance.”

Reality: Every property is in a flood zone — it’s just a matter of risk. High-risk areas are labeled Special Flood Hazard Areas (SFHAs), but moderate- and low-risk areas are not immune. In fact, more than 20% of flood claims come from properties outside of high-risk zones. Heavy rainfall, clogged drainage systems and even new development upstream can all cause localized flooding in places you may not expect.

Flood insurance is your best safeguard. Without it, even a few inches of water could leave you with tens of thousands of dollars in repair costs.

Myth #2: “Flooding only happens near rivers, creeks or the coast.”

Reality: Flooding can happen anywhere it rains. Streets, parking lots and storm drains can back up during heavy downpours. Inland communities see flash floods after intense storms. Hurricanes can cause flooding far beyond coastal areas, sometimes hundreds of miles inland.

It’s not about proximity to water — it’s about vulnerability to rainfall, runoff and infrastructure. If your property is connected to a stormwater system or sits downstream of higher ground, you could be at risk.

Myth #3: “Homeowners insurance will cover flood damage.”

Reality: Standard homeowners insurance does not cover damage caused by flooding. Separate flood insurance is the only way to be financially protected. Without it, you’ll be left paying out of pocket or relying on limited disaster aid, which is not guaranteed.

Flood insurance is available through the National Flood Insurance Program (NFIP) and some private insurers, and policies are often more affordable than people expect.
